What decision criteria are used for the approval/denial of an application for residency?
Each park will have their own criteria that can be confirmed by calling the park’s management. Many of the parks that we sell manufactured/mobile homes in use such criteria as:
- age (e.g., 55+ park)
- rental history (e.g, eviction)
- criminal history (see park management)
- credit history (e.g., bankruptcies, past due accounts, judgments, liens or collections)
- credit score (e.g., 700 or higher)
These residency criteria apply to all transactions, including “cash” transactions. An applicant’s failure to meet one or more of these criterion may be grounds for the denial of their application for residency.
